We are not city/state specific but primarily focus on Sunbelt MSA’s with growing population/income growth, low crime, and stable rent appreciation. Some examples include Texas, Florida, and Georgia.

Yes! As limited partners, you can benefit from your proportional share of depreciation to lower your taxable income. In most instances, we coordinate cost-segregation studies to even further increase each investors depreciable basis upon acquisition.

Our investment model strives to provide an annual return of 15% on all investment capital, of which 6-8% annual returns are paid out as dividends once the assets are stabilized. Capital recapture and appreciation is typically realized upon sale or refinance in 3-5 years.

We strive to hold assets for a period of 3-5 years before selling/refinancing to capture the most value increase (rent growth, repairs, etc). This timeline is subject to change and investors must be willing to leave capital invested for longer time periods if market conditions discourage selling or refinancing at target dates.

We offer our investment opportunities typically only to accredited investors. An accredited investor is someone who has a net worth of at least 1M OR made 200k+ in gross income the last 2 years.
